DARIPA IMMOBILIARE SRL has been present in Cagliari since 2001 with the Cagliari San Benedetto Agency, which in a very short time has become the point of reference for all the other franchise agencies in Sardinia, standing out not only for the largest number of sales, but also for the precision and management of each single operation. Thanks to the hard work based on the professionalism, seriousness and transparency of the owners and all the collaborators, it has managed to become one of the most renowned and prestigious agencies in the Cagliari area, making a name for itself not only in the capital, but also in the province.

Shortly thereafter, the San Sperate agency was born, which in a few months has carved out a large space for itself in the market for buying and selling new buildings (as a builder), as well as naturally as a private individual. Not only on San Sperate itself, but also in neighboring towns, such as Villasor, sestu, Assemini and Elmas.

San Benedetto is one of the oldest districts of the city of Cagliari, equipped with all the necessary services for its numerous inhabitants (schools, transport, shops of various kinds, churches, post offices and banks. It extends from the homonymous square, for some of the commercial and residential streets, famous for being among the busiest in the city, such as Via Dante, Via Paoli, and Via Pergolesi, where our offices are located.The first houses in San Benedetto were built around the 1930s, near the main square But only twenty years later, immediately after the war, there was a rapid building expansion that saw it grow and occupy areas that had until then been completely peripheral.

After the construction of the palaces was completed in a few years, San Benedetto assumed, on the plan of Cagliari, the current polygonal shape, with the square of the same name in the center and some of the most famous squares of the city at the top: piazza Repubblica, with its imposing Palace of Justice, Piazza Garibaldi, Piazza Papa Giovanni XXXIII, Piazza Palestrina. San Benedetto is not a simple residential district but it is also the most important commercial center of Cagliari thanks above all to its homonymous market. The San Benedetto Market, in fact, is famous for being the largest in Europe, approximately 8,000 square meters, and is impressive not only for its size but also for the dominating position it occupies at the highest point of the district: in fact, it represents the symbol and the best-known place in reference to the district.

According to an Apat report, Cagliari is, together with Verona, the greenest city in Italy. San Benedetto, is one of the greenest districts of the city | Via Dante, which runs along the entire neighborhood is one of the longest streets in Cagliari, with three rows of trees. TRANSPORT | San Benedetto is crossed by all the CTM public transport means of transport (bus lines 1, 3, 6, 29, M; trolleybuses number 30 and 31), ARST and by buses of other companies, which take advantage of the strategic position of the neighborhood as a connection between Cagliari and some municipalities in the hinterland, primarily that of Quartu Sant'Elena. Part of the subway that connects Cagliari and the municipality of Monserrato extends through the district.

> Ms. Trois, you have extensive experience in the real estate sector in the Cagliari market. Can you tell us how the idea of starting the real estate agent business came about?
My experience in the real estate sector was born in 1998 - therefore 20 years ago - and it was born by chance. I was asked by a friend if I wanted to work for him as an assistant and after a year, given the excellent work done, she asked me to enter into a company with him. I immediately got my license and became a Real Estate Agent. From then on I opened six offices, three in Cagliari and three in the hinterland.

> How has your activity as a Real Estate Agent evolved over the years?
I completely fell in love with this job to which I dedicated myself heart and soul with excellent results. They were truly unforgettable years, both because I was very young and because in those years the market was very flourishing and I rode the wave in every way feeling invincible. I have tried to acquire as many notions as possible, studying and always staying up to date with all the regulations in force. I have attended various PNL courses, web marketing courses, motivational courses, any course related to the real estate world and obviously related to staff management and motivation, as well as customer management. Over time, partly due to the crisis, partly due to the fact that I started a family, I have downsized my structure by concentrating everything on a single agency: the one in Cagliari, opened in 2000. I have downsized the staff that today it consists not only of me, active at 360 degrees, but also of an assistant and a collaborator. We all carry out this work mainly out of passion, we try to give our best, both in terms of professionalism and seriousness.

> Today many Real Estate Agents are starting to use Social Networks to promote properties, what do you think? Have you already tried setting up an ADV campaign on social networks?
Since 2010/2011, due to the crisis, I have been looking for new channels and new proposals that would still stimulate customers. Keeping absolutely in step with the times, I started to promote and make more use of internet channels, including social networks, setting up and using several times ADV campaigns on social media dedicated to the purchase of the 1* home for young people, especially for new buildings in the 'hinterland, obtaining satisfactory results.

> How do you see the real estate market in the city of Cagliari in perspective?
Today the real estate market is recovering a bit, Cagliari above all scores + 18%, we close the year with a good 2017 and with the hope and belief that 2018 can only be better. Cagliari on the other hand has always been, even in times of crisis, a rich city and although values have decreased a lot, we have always worked well. It has always been bought and sold on a constant basis. My vision can only be positive and in any case positivity is a component that must never be lost.
